Where to live in Grand Cayman

A clear-eyed guide to the island's neighbourhoods: what each area feels like, how the commute works, and what you get for your money.

Grand Cayman is 22 miles long and, at its widest, about eight miles across. On paper, that makes the question of where to live look simple.

In practice it isn't. The island's districts differ more than the map suggests: in price, in pace, and in what your day actually looks like. A canal-front house in Savannah and a beachfront condo on Seven Mile Beach can cost the same and give you completely different lives.

The market has been shifting, too. Government figures for 2025 showed West Bay as the fastest-growing district for condo prices, up 12.1%. The usual assumptions don't always hold.

The right location here is less about miles and more about the life you want to build around them.

How to think about location in Grand Cayman

How long is the commute, really?

Distance tells you very little. Eight miles at 7am on Shamrock Road is a different journey from eight miles at 11am. Most people work in George Town or along the Seven Mile Beach corridor.

What sort of ownership comes with the area?

What kind of water is it?

Beachfront, canal-front and ocean-front all get marketed as waterfront, and they are not the same thing. Canal-front gives you dock access; South Sound is protected and shallow; ironshore is dramatic but not a beach.

Seven Mile Beach

Seven Mile Beach is the island's most developed corridor and its most expensive. It's also, despite the name, closer to five and a half miles. West Bay

North of Seven Mile Beach, West Bay is one of the oldest settled districts on the island and still one of the most Caymanian in character. George Town

South Sound and West Bay are the island's most established family neighbourhoods. South Sound is close to George Town and the main schools with a calm, protected shoreline; West Bay offers freehold houses with gardens and a strong local community. Prospect and Savannah give you similar space at a lower price with a longer commute.

How long is the commute from East End or North Side to George Town?

Around 45 to 50 minutes by car outside peak traffic. Morning traffic on the eastern districts' single main road adds materially to that, so test the drive at 7am before committing.

Strata title is the norm along the beach corridor: you own your unit and share the building's upkeep through a monthly strata fee. Freehold houses, common in West Bay and the eastern districts, have no strata fee but leave every roof, pump and hurricane shutter to you.
